  In the last couple of years Viladecans has initiated a process of global transformation with the clear objective of achieving the modernisation of the city. This modernisation is supported on three elements thus, the improvement of the quality of life, the economical activity and a compromise with the environment.

As part of the previous compromise the Parc de Negocis (Business Centre) is projected creating a new urban façade to the adjacent motorway. This new development would include 100.000 sq mts for industrial edification use and 100.000 sq mts more for offices use taking advantage of the synergies of its proximity to Barcelona and the airport.

The project intends to be a prolongation of La Marina park, which introduces itself within the new buildings destined for offices.

The special emphasis of the buildings of the project is to achieve an intense city life as well as to generate an optimal integration with the nearby residential area.

To achieve the above described, the project generates central green areas with possibility of being accessed from multiple pedestrian openings including landscape depressions, which accommodate complementary areas for sports, restaurants and small shops support. Thus, the project is offering support services to the business park and in particular to the city facilitating the permanent public use of the space through its multifunctional character.

The buildings concept is a clear and strong answer to the criteria of maximising the open space for offices usable area optimising future uses adaptation and changes through the time as well as facilitating posterior adaptations with as much adaptability as possible. The project then, incorporates a series of external elements where lifts, emergency stairs, toilets, risers, etc., are located. The volume and shape of the external elements are not only working as an optimisation for the offices usable space but also as part of the authentic formal resources of the architectonic expression. At night, the way they are lighted would emphasise the form and use controlling its transparency as desired.

The spectacular cantilevered roof provides the whole project with formal unity, whilst at the same time it creates a highly interesting urban scale, deriving in a shadow effect as a particular strategy for global environmental control.



 
   
   

 

SUSTAINABILITY AND ENVIRONMNETAL PROTECTION AS A RESOURCE

There are several sustainability and environmental protection measurements applied to the whole project from which the following could be listed:

  • Natural light and ventilation in parking.
    Perimeter natural bermas disposition allows for a depression that permits the elimination of typical mechanical ventilation.
    Ventilation and light are absolute and natural while the user can recreate itself with the surroundings, mainly green.
     
  • Collection and storage of rainwater.
    The ample roof mentioned before, using selective nets of collection, conducts the rainwater for storage and posterior utilisation on the watering of the green areas around in within the buildings.
     
  • Water table level recycling
    Due to the high water table level in the area, the water is re-incorporated to the heaters and chillers refrigeration systems.
     
  • Solar energy use for SHW
    Solar panels are use for the pre heating of sanitary hot water (SHW) throughout the buildings.
     
  • Façade clima control:
    Using diverse resources as:
     
    • High solar factor glass.
       
    • External awnings acting as solar filter equipped with photoelectric cells for automatic control.
       
    • Vast cantilevered roof as an important element for solar protection as a result of the low high of the buildings.
       
    • There is the possibility of establishing natural crossed ventilations and manual operated windows as well as the emphasis on the treatment of the central skylight in the Bitagora building.
       
  • Non-contaminant use of materials in the production process
    PVC has been eliminated due to its elevated grade of contamination as well as wood from rain forest based on its extended time for reposition.

 

   
     

BITAGORA BUILDING

Working as a transitional junction between the of La Marina park and the business park itself.

The lineal disposition generates a façade to the park while at the same time its multiple penetrations facilitate the pedestrian strolling.

The unit is treated as a continuous lineal body made of 4 sub-units articulated by a central pedestrian passage.

The intense multi functionality would be founded on the hotel, the sports centre, the commercial area, auditorium and conference centre, young people offices, library, civil servants activities and offices.

 

   
     

THE OFFICES BUILDINGS

The offices use is parting from a minimum modulation of 5.000 sq mts. The disposition pretends to generate ample central green spaces as well as the permeability for pedestrians.

Future adaptations to users and clients would facilitate the connection between buildings in the way of suspended bridges and platforms if is required.

The modulation always responds to 2,50 mts units as a basic module for internal future subdivisions.
